Hoskote Infrastructure Pipeline 2026-2030
Hoskote sits where three big projects meet, and locals call this the "Golden Triangle." The Satellite Town Ring Road, the Bengaluru–Chennai Expressway, and a planned metro line all converge here. This happens between 2026 and 2030.
This piece lays out the confirmed timelines and the real numbers. It also shows how Prestige Park Lane, a north Bangalore project, fits this same growth story.
Prestige Park Lane is a new project by Prestige Group and sits at KIADB Phase 2, Devanahalli, on the airport route. The 32.26-acre plan has two parts. One side holds 9 towers with around 1,800 homes. The other side holds a business park with data centres, storage space, and light factory units.
Prices begin from around Rs 13,600 per sq ft at launch. Units are from 1 BHK to 3 BHK. The project is located approximately 2 km away from the Satellite Town Ring Road.
This is the very road that runs through Hoskote on the eastern side, connecting the two places in one common story of development. RERA documents are yet to be processed, and no number has been provided yet.
The Satellite Town Ring Road (STRR)
The STRR is a 284-km ring road built by NHAI. It runs through Doddaballapur, Nelamangala, Magadi, Ramanagara, Anekal, and Hoskote. This road pulls heavy traffic away from the city core, and it also offers a clear route to the airport. Once open, travel time to the airport should drop to about 40–45 minutes.
Bengaluru–Chennai Expressway (NE-7)
This 262-km 10-lane highway starts at Hoskote and goes to Chennai. The Karnataka stretch of the highway opened around mid-2026, cutting travel time between the two cities from six or seven hours to three hours. Hoskote now serves as a starting point, pulling in trucking, storage and factory demand.
Metro Phase 4 Extension
A planned metro line would be 16 km long. It would connect KR Puram to Hoskote, and this line would be double-decker. This plan is still being studied as of 2026. The line would connect to the existing Purple Line.
The Purple Line already serves Whitefield. Whitefield is 20 minutes from Hoskote. There is no set date for building this line. Recent reports say the project will happen after 2029.
Peripheral Ring Road / Bengaluru Business Corridor
This 8-lane highway stretches for 73.5 km. It connects Tumkur Road with Hosur Road. The road passes via Sarjapur Road, Whitefield and Hoskote. Phase 1 work is due to commence around September 2026. It operates under a public-private partnership model, with a target of 2027.
Suburban Rail (Bengaluru Suburban Rail Project)
The BSRP is a 149-km rail plan with four lines, built by K-RIDE. Foreign funds back this work, worth Rs 7,438 crore. Two lines were set to be finished by December 2026. This network aims to make outer zones an easy daily commute.

|---|---|---|
| Godrej Properties | Godrej Parkshire | 13.5 acres, 1,132 units |
| Sobha Limited | Sobha World City | 48 acres, 5,406 apartments |

What This Means for Buyers
Hoskote's prices already show this coming growth, with reports citing a 115.2% rise over five years. Ring road launches in Bangalore tend to spark more gains. Nearby land and homes often rise 20–40% once roads fully open.
Buyers need to be careful when distinguishing between confirmed projects and planned projects. The STRR and the expressway are nailed down and moving quickly. The metro line, by contrast, is still just a plan. Only the confirmed projects have firm dates in 2026–2027.
Devanahalli follows this same path. Prestige Park Lane sits there too. Road access comes first, and rail access follows some years later.
FAQs
Currently, the STRR, the Bengaluru-Chennai Expressway, Metro Phase 4, the Peripheral Ring Road, and suburban rail are in the pipeline.
Partly. The Karnataka stretch from Hoskote to the border was thrown open in the middle of 2026.
No definite date is in sight since the KR Puram-Hoskote route is still under consideration, possibly past 2029.
Godrej Properties and Sobha Limited are the most active builders in this location right now.
There are indications of five-year growth close to 115.2%, with a few more gains expected upon completion of work.
