A wide central boulevard neatly splits the property layout into two distinct halves. One side features a private gated housing area, while the other side holds a fully operational business hub. The Prestige Park Lane residential zone is spread across 12 acres, arranged as 9 towers of around 1,800 apartments facing a landscaped central park. The western half holds a self- contained enterprise estate of data centres, warehousing and light manufacturing, backed by an on-site substation.

The Split Plan

What defines the Prestige Park Lane master plan is its split layout, a rare pairing of homes and industry on one parcel.

A central boulevard runs through the middle of the 32.26-acre site. East of it, nine residential towers ring a landscaped central park, where the homes and amenities sit. West of it lies a self-contained business park. Both halves of the project are planned to run fully independently. The residential zone stays peaceful while the business hub uses separate roads and separate utility lines. Green trees line every internal road across the property. The towers face inward toward the quiet central park rather than the commercial side.

Residential Zone

The residential half of the master plan is arranged for privacy and greenery, with the towers turned inward onto the central park.

Tower Configuration

The nine towers share a common configuration, set out below.

  • Towers: nine, each with 3 basements, ground floor and 24 upper floors.
  • Height: 76.55 metres.
  • Apartments: around 1,800, in 1, 2 and 3 BHK configurations.
  • Orientation: the towers face inward onto the landscaped central park.

The homes are set back from the business park by the central boulevard and tree-lined roads, giving the residential zone a quiet, self-contained feel.

The Business Park

The western half of the master plan is a self-contained business park, built for the airport economy around the site.

  • Data centres: three blocks, each with a basement, ground floor and six upper floors at 46.20 metres.
  • Warehouse block: ground floor with a mezzanine, for logistics and storage.
  • Manufacturing block: ground floor with a mezzanine, for light industrial use.
  • On-site power: a dedicated 220 KV substation within the estate boundary.

The enterprise estate runs on its own access and utilities, keeping industrial movement separate from the homes.

Clubhouse and Amenities

At the heart of the residential zone are the clubhouse and the landscaped central park.

Prestige Parklane is planned with a 50,000 sq ft clubhouse and more than 50 amenities, arranged around a landscaped core with a water body. The full amenity schedule is shared with the brochure closer to launch.
