Prestige Parklane Launch Price List
The Prestige Parklane launch price list starts at ₹56 lakh for a 1 BHK Classic, ₹82 lakh for a 2 BHK Optima and ₹1.32 crore for a 3 BHK Aspire. The six standard home ranges run from 567 to 1,801 sq ft saleable, with listed apartment prices reaching ₹1.92 crore for a top-floor 3 BHK Ultima. The price of a flat depends on its plan code, tower and floor band.
Prestige Parklane launched on 25 September 2026 at KIADB Aerospace Park Phase 2, Devanahalli. Its launch sheets priced homes across nine towers and seven floor bands. One pre-allotted car park and floor rise are included in the apartment price. GST, possession charges, stamp duty and registration are extra. The figures below record the launch list issued in September 2026; a booking quote should carry its own date and flat number.
Prestige Parklane Launch Price List by Apartment Type
The Prestige Parklane launch price list has six standard price ranges, not one rate for all 1, 2 or 3 BHK apartments. The table shows the lowest and highest listed apartment price in each range. Carpet area is given separately because it is the space measured inside the home under RERA.
| Apartment type | Saleable area | RERA carpet area | Listed launch price range |
|---|---|---|---|
| 1 BHK Classic | 567–571 sq ft | 322–323 sq ft | ₹56–65 lakh |
| 2 BHK Optima | 828–880 sq ft | 483–484 sq ft | ₹82–97 lakh |
| 2 BHK Ultima, standard plans | 1,087–1,103 sq ft | 638–646 sq ft | ₹1.02–1.14 crore |
| 3 BHK Aspire | 1,445–1,469 sq ft | 883–896 sq ft | ₹1.32–1.55 crore |
| 3 BHK Premia | 1,597–1,662 sq ft | 994–1,025 sq ft | ₹1.46–1.67 crore |
| 3 BHK Ultima | 1,757–1,801 sq ft | 1,041–1,078 sq ft | ₹1.64–1.92 crore |
The low and high prices in a row may belong to different plan types, towers and floors. They are the range shown by the launch sheets, not a promise that every size in the row is available at its lowest price.
What Is the Prestige Parklane Price Per Sq Ft?
The Prestige Parklane launch price works out to roughly ₹9,122–₹11,404 per sq ft of saleable area across the listed units. To calculate a useful rate, divide the price of one named flat by that same flat’s saleable area. Dividing a range’s lowest price by a different plan’s smallest size can give the wrong answer.
| Example from the launch list | Flat price | Its saleable area | Price per saleable sq ft |
|---|---|---|---|
| 1 BHK Classic, 567 sq ft | ₹56 lakh | 567 sq ft | About ₹9,877 |
| 2 BHK Optima B1 | ₹82 lakh | 828 sq ft | About ₹9,903 |
| 2 BHK Ultima C5 | ₹1.02 crore | 1,095 sq ft | About ₹9,315 |
| 3 BHK Aspire D2 | ₹1.32 crore | 1,447 sq ft | About ₹9,122 |
| 3 BHK Premia E1 | ₹1.46 crore | 1,597 sq ft | About ₹9,142 |
| 3 BHK Ultima F1 | ₹1.64 crore | 1,757 sq ft | About ₹9,334 |
Prestige Parklane 1 BHK Launch Price
The Prestige Parklane 1 BHK Classic launch price runs from ₹56 lakh to ₹65 lakh for plans of 567–571 sq ft saleable and 322–323 sq ft carpet. The ₹56 lakh entry price appears in Towers 5 and 6. A buyer considering another 1 BHK tower should check its own sheet instead of carrying the ₹56 lakh figure across the project.
The launch list also has one larger 1 BHK, type C3A, on the 19th floor of Tower 4. It is 812 sq ft saleable, has 447 sq ft carpet, and was listed at ₹84 lakh. It is a separate, unusual home; it should not be mixed into the 567–571 sq ft Classic range.
Prestige Parklane 2 BHK Launch Price
The 2 BHK Optima launch price is ₹82–97 lakh for 828–880 sq ft. The ₹82 lakh example is the 828 sq ft B1 plan in Tower 9. The standard 2 BHK Ultima costs ₹1.02–1.14 crore for 1,087–1,103 sq ft, with substantially more carpet area than Optima.
At the two starting prices, the move from an 828 sq ft B1 Optima to a 1,095 sq ft C5 Ultima adds ₹20 lakh to the quoted apartment price. Their carpet areas are 484 and 645 sq ft, a difference of 161 sq ft inside the home. Those examples sit in the launch list; compare the available flats and their added charges before treating ₹20 lakh as a current upgrade quote.
Three larger 2 BHK Ultima homes appear on the 19th refuge floor. Type D1A is 1,306 sq ft in Towers 1 and 2, listed at ₹1.25 crore and ₹1.31 crore respectively. Type D2A is 1,310 sq ft in Tower 3, listed at ₹1.25 crore. These sit outside the standard Ultima size and price row.
Prestige Parklane 3 BHK Launch Price
The Prestige Parklane 3 BHK launch price starts at ₹1.32 crore for Aspire, ₹1.46 crore for Premia and ₹1.64 crore for Ultima. Aspire has two bathrooms; Premia and Ultima have three. The added price therefore buys a change in layout as well as size.
Compare the named starting plans. The D2 Aspire has 887 sq ft carpet at ₹1.32 crore. The E1 Premia has 994 sq ft carpet at ₹1.46 crore: 107 sq ft more carpet and a third bathroom for a ₹14 lakh difference between those launch examples. The F1 Ultima starts at ₹1.64 crore with 1,041 sq ft carpet and more balcony space. That is 47 sq ft more carpet than E1 for a further ₹18 lakh in the listed starting prices. Buyers who want indoor room space and buyers who want a second balcony may judge that step differently.
How Do Tower and Floor Change the Launch Price?
Prestige Parklane’s launch sheets use seven floor bands: ground; floors 1–4; 5–8; 9–12; 13–16; 17–20; and 21–24. Floor rise is already inside the price printed for each band. It is not a separate amount to add after selecting a flat.
For a direct example, the B1 2 BHK in Tower 9 was listed at ₹82 lakh on the ground floor and ₹86 lakh on floors 21–24. The same plan’s quoted price changed by ₹4 lakh across those bands. Tower matters too: the D1 Aspire ground-floor price was ₹1.32 crore in Tower 1 and ₹1.40 crore in Tower 2. A single project-wide “3 BHK from” figure cannot explain that difference.
What Is Extra to the Prestige Parklane Launch Price?
The apartment price on the launch list includes one car park and the floor band, but it is not the full cost of buying the home. The sheet adds 5% GST on the apartment price. It also lists possession charges based on saleable area: ₹415 per sq ft plus ₹25,000 per flat, with tax on the applicable components. Stamp duty and registration are paid separately.
For a 567 sq ft 1 BHK at ₹56 lakh, apartment GST alone adds ₹2.8 lakh. The listed possession charges for that size come to about ₹2.84 lakh with the component taxes. Stamp duty and registration come after those amounts. Ask for a unit-wise cost sheet if you need the total for a particular flat; the launch price table by itself does not show it.
How Long Did the Prestige Parklane Launch Prices Apply?
The developer’s launch sheets were marked valid until 27 September 2026. This page keeps them as a record of the 25 September launch prices. It does not call those figures a new October offer or assume that every price rose after the validity date.
For a booking now, ask for a dated tower-wise price sheet that identifies the flat number, plan code, floor band, parking bay and total apartment price. That lets you compare a new quote with the launch list without confusing the two.
