What Rs 70 lakhs buys at Prestige Parklane
A budget of ₹70 lakhs is where most buyers start looking at Prestige Parklane. The headline suggests it is comfortably enough. The 1 BHK starts at ₹65 lakhs. But the real cost of owning it is closer to ₹72.4 lakhs, and that gap is what this piece is about. Prices and sizes are from the project fact sheet, all inclusive and excluding registration. Unit counts are from the RERA filing. The rate falls as the home grows, from the 1 BHK down to the 3 BHK 2T. That is not a discount. It is arithmetic.
A kitchen and a bathroom cost roughly the same to build whether they sit inside 567 square feet or 1,801. Spreading that fixed cost over more area lowers the rate. It is why the 3 BHK is the better value per foot and the 1 BHK is the lower ticket. Those are different things, and buyers routinely confuse them.
So what does ₹70 lakhs actually buy?
On the headline, a 1 BHK with ₹5 lakhs to spare. On the real cost of ownership, not quite a 1 BHK.

So a ₹70 lakh budget falls about ₹2.4 lakhs short, before the kitchen fit-out. That is the number to plan around, not the ₹65 lakh headline. The 2 BHK at ₹90 lakhs comes to about ₹1.01 crore all in. It sits a full step above a ₹70 lakh budget rather than just beyond it.
Saleable and carpet, and why it matters here
Every Indian price list quotes saleable area, sometimes called super built-up. It includes your share of the lobby, staircases, lift shafts, corridors and common areas. Carpet area, defined in the RERA Act, is the usable floor inside your own walls. The RERA filing now publishes carpet area for this project, so the comparison no longer has to be estimated. Here is the rule that makes any two projects comparable: ask for the rate per square foot of carpet area.

The carpet rate is the only number the RERA register will confirm. It is also the only one that survives a comparison across developers who measure everything else differently.
What sits outside the headline price
The fact sheet changes the usual picture. Most Indian price lists quote a base rate and then add floor rise, location charges, car park and clubhouse as separate lines. Here the starting price is stated as all inclusive. What remains outside it is narrower.
- Stamp duty, cess and registration: 7.5 per cent in Karnataka above the ₹45 lakh slab.
- BESCOM: ₹75 per sq ft plus 5 per cent GST, at possession.
- BWSSB: ₹75 per sq ft plus 5 per cent GST, at possession.
- Generator, for 100% apartment backup: ₹85 per sq ft plus 5 per cent GST.
- Advance CAM for 24 months: ₹120 per sq ft plus 18 per cent GST.
- Maintenance corpus: ₹60 per sq ft, held by the association.
- Kitchen fit-out: the specification provides no counter or dado.
Confirm in writing what "all inclusive" covers for your specific unit, particularly floor and position, before you sign.
The number most guidance still gets wrong
The registration fee in Karnataka rose from 1 per cent to 2 per cent with effect from 31 August 2025. An enormous amount of published Bengaluru property content still carries the old figure, including pages updated this year.
It matters because it is paid in cash at the sub registrar. A buyer who budgeted 6.5 per cent of a ₹1.50 crore purchase and finds the counter asking 7.5 per cent is ₹1.5 lakhs short on the day. Budget 7.5 per cent: 5 per cent stamp duty, 0.5 per cent municipal cess, 2 per cent registration.
Is it expensive?
Against the micro-market, yes. Devanahalli averaged about ₹9,250 per square foot in August 2026, against a Bengaluru city average of ₹9,450. This price list runs from about ₹10,381 to ₹11,464 on saleable area.
Against the branded launches it sits mid table. Birla Trimaya at Shettigere is around ₹13,250. Godrej MSR City is around ₹10,800 to ₹11,100 depending on the listing source, but has no 1 BHK. Tata Carnatica is among the cheapest branded apartments on the corridor at about ₹9,280.
The premium over the micro-market average is what a branded developer, a master-planned estate and an address inside the Aerospace Park cost. Whether that premium is worth paying is a judgement. Make it on carpet rates and registration numbers, not on headlines.
What the price now buys that it did not before
Prestige Parklane registered with Karnataka RERA on 15 September 2026, under PRM/KA/RERA/1251/309/PR/150926/008941. That means the price now comes with a registered land extent on the public record, a sanctioned plan, a declared completion date of 31 December 2030, and 70 per cent escrow protection on money paid. Before registration, none of those existed. It is the single biggest change in what the same ₹65 lakhs buys.
