Stamp Duty & Registration Charges in Karnataka
Karnataka charges 5% stamp duty on properties above Rs 45 lakh. Properties between Rs 21 lakh and Rs 45 lakh attract 3% stamp duty. Properties up to Rs 20 lakh attract 2% stamp duty. Registration charges stand at 1% of the property value.
This applies across all price bands in the state. Both charges sit on top of the flat's base price.
GST adds another cost for under-construction homes. Buyers pay 5% GST on the base price, with no input tax credit. Stamp duty and registration use the same base value for their calculation. Together, these charges push the total cost 6% or more above the quoted price.
How Does This Apply to Prestige Park Lane?
The Prestige Park Lane is a pre-launch project in KIADB Phase 2, Devanahalli. Every unit here is priced above Rs 45 lakh. So the 5% stamp duty slab applies across the board. All figures below use current pre-launch prices. These stay indicative until the launch brochure comes out.
The base rate for the project is about Rs 13,600 per sq ft. A one-bedroom home covers more than 550 sq ft. A two-bedroom home covers between 800 and 1,000 sq ft. A three-bedroom home covers between 1,400 and 1,800 sq ft.
At the moment, we only have area figures. The RERA carpet area will be available later once the sanctioned plan is ready.

This table covers only stamp duty and registration on the base price. GST at 5%, floor rise charges, car parking, and the clubhouse deposit are not yet released. Treat every figure here as pre-launch, and open to change at the official launch.
Who Pays and When
The buyer pays stamp duty and registration when the sale deed is signed. Both amounts go to the Karnataka state government, not to the developer. Banks normally add these charges to the amount needed for the home loan.
Some lenders include stamp duty inside the loan itself. Others ask the buyer to pay it in cash.
Ways to Reduce the Charges
Karnataka offers a stamp duty discount for flats that are registered in a woman's name. This discount can save 1% from the stamp duty rate. If there is a woman co-applicant in the ownership, there can be a discount. It is always best to check the discount at the sub-registrar's office first.
