Prestige Parklane vs Park Street vs Park Drive: three projects, not one
If you have looked at Prestige projects around Devanahalli, you have probably met three names that sound almost identical. Prestige Parklane, Prestige Park Street and Prestige Park Drive. Property portals confuse them. Aggregator listings merge their photographs. Search engines return one when you asked for another.
They are three different projects, at three different addresses, selling three different things. Here is what each one actually is.
The short version
- Prestige Parklane is a 32.26 acre master plan inside the KIADB Hi-Tech, Defence and Aerospace Park at Devanahalli. Nine residential towers of 1,788 apartments on 11.91 acres, plus an enterprise estate. Apartments in 1, 2 and 3 BHK from ₹65 lakhs.
- Prestige Park Street is a high rise apartment project at Palya village, Devanahalli. Two towers, 1, 2 and 3 BHK. Residential only, with no enterprise component.
- Prestige Park Drive is a plotted development off Bellary Road. You buy land and build on it. There are no apartments.
If you searched for Prestige Parklane, Prestige Parks Lane or Prestige Parklane Devanahalli, all three spellings refer to the first of those.
Why the confusion happens
Three reasons, and none of them is anyone being careless.
The naming convention. Prestige has genuinely named several projects with the same word: Park Lane, Park Street, Park Drive, and separately Park Grove and Park Square elsewhere in Bengaluru. That is a house naming convention, not an accident. It makes the portfolio coherent to the developer and confusing to everyone else.
Devanahalli is not one place. It is a taluk covering a large area north of Bengaluru, containing the airport, the KIADB industrial park, several villages and a great deal of farmland. Two projects can both honestly be described as being in Devanahalli and be twelve kilometres apart.
Aggregator data entry. Aggregator sites are populated by data entry rather than site visits. When a listing places a project at KIADB Phase 2 and also ten minutes from a metro station that does not exist, a field was filled in from another listing, which was filled in from another.
The differences that matter to a buyer
Product
This is the biggest one. Park Drive is land. You are buying a plot. The house is a separate project you commission, finance and manage yourself, on a timeline you control. Park Lane and Park Street are apartments: built, finished, and handed over with an occupancy certificate and a residents association.
Plots historically appreciate faster on a developing corridor and attract no GST. They also produce no rent until built, give no amenity access for years, and hand you a construction project. These are not substitutes. Comparing their rates per square foot tells you nothing.
Address
Parklane sits inside the KIADB Aerospace Park, the industrial area beside Kempegowda International Airport. Boeing, Safran, Collins, Dynamatic and Wipro hold plots there. Its RERA filing records the address as Plot No. 24, Hi-Tech, Defence and Aerospace Park Phase 2. That is a walk-to-work position relative to aerospace and defence employment.
Park Street is at Palya village, and Park Drive is off Bellary Road. Both are Devanahalli addresses on the airport corridor. Neither is inside the industrial park.
What sits next door
Parklane is the only one of the three with enterprise blocks on the same master plan. Three data centres, a warehouse and a manufacturing block sit west of a central boulevard. The nine residential towers sit east of it, facing inward onto a landscaped park.
Whether that reads as an advantage or a drawback depends entirely on you. It puts employment across the road rather than an hour away. It also makes the address an industrial one, however carefully the boulevard and tree lines separate the halves. Some buyers will not want that, and that is a reasonable position.

How to tell which one a listing means
Four checks, in order of reliability.
Check the RERA number. Every registered project has a unique one. Paste the full string into rera.karnataka.gov.in and read what comes back. Make sure the sixth segment reads PR and not AG. PR is a project registration. AG is an agent licence, and quoting the second as though it were the first is a common trick in property marketing.
Check the promoter. Parklane's promoter of record is Apex Realty Management Private Limited. A listing naming a different entity is describing a different project.
Check the product. If the listing mentions plot sizes in feet by feet, such as 30 by 40, it is Park Drive or another plotted development. If it mentions BHK configurations and saleable areas, it is an apartment project.
Check the coordinates. Parklane sits at 13.211750 north, 77.767639 east, inside the industrial park. If a listing's pin lands somewhere else, it is about something else.
If it turns out you wanted a plot
That is worth knowing before you spend another afternoon on the wrong project. Plots and apartments suit different buyers. A plot suits someone who wants control over the build and can wait years for income. An apartment suits someone who wants a finished home, amenities and rent from handover.
