Prestige Parklane vs Birla Trimaya vs Godrej MSR City
Three branded developers are selling on the same eight kilometres of the Devanahalli corridor. They are not selling the same thing. The differences are larger than the price per square foot suggests.
The short answer
Godrej MSR City has a low rate, at roughly ₹10,800 to ₹11,100 depending on the listing source. But it has no one bedroom and no unit under about ₹1.35 crore.
Birla Trimaya is the most expensive, at about ₹13,250, and the furthest along, with four RERA registered phases and possession from late 2027.

Parklane figures are from its fact sheet and RERA filing. Competitor figures are from listing portals and developer material, which move often, so verify them before relying on them. They are aimed at different buyers
The unit mix gives this away faster than any brochure.
Godrej MSR City has decided not to compete for the compact buyer. Nothing below 1,186 sq ft, nothing below about ₹1.35 crore. That is a family product, priced at a low rate precisely because it sells larger homes further from the industrial employment.
Birla Trimaya spans the widest range, from a 551 sq ft one bedroom to row houses. That is what a 52 acre township can do. It is also the most mature, with four registered phases and units delivered into a market that has already seen the product.
Prestige Parklane is the most concentrated bet of the three. 858 of its 1,788 apartments are one bedroom, 48 per cent of the project, beside employers on the same land. No other project on this corridor has made that call at that scale.
What the rate difference actually buys
The gap between Godrej and Birla is roughly ₹2,150 to ₹2,450 per square foot. On a 1,200 sq ft unit that is roughly ₹26 to ₹29 lakhs. That is not a rounding difference. It is worth understanding rather than assuming one is overpriced.
Rate on this corridor tracks three things: proximity to the airport and employment, the amount of amenity per unit, and how far along the project is. A project closer to handover carries less delivery risk, and buyers pay for that. A project at an earlier stage is partly priced for the longer wait.
That is the honest way to read Parklane's position. It is not cheaper than Birla because it is a lesser product. It is earlier in its build, with a December 2030 completion against Birla's phases from 2027. Whether that discount fairly compensates for the longer wait is the real question. Only you can answer it.
Registration, now equal across all three
Until September 2026, this was the single largest difference between them. It no longer is. Birla Trimaya and Godrej MSR City already carried Karnataka RERA numbers. Prestige Parklane joined them on 15 September 2026, under PRM/KA/RERA/1251/309/PR/150926/008941. So title documents, the sanctioned plan and a declared completion date are now on a public record for all three.
Parklane's filing also carries a sworn declaration of no litigation on the land, and the promoter's own audited accounts. The comparison therefore shifts from "which is registered" to "whose filed figures suit you best". That is a healthier basis for choosing.

Location: inside the park, or beside it
The three sit close together on a map, but they occupy different kinds of address.
Prestige Parklane is inside the notified KIADB Hi-Tech, Defence and Aerospace Park. Its RERA filing records Plot No. 24, Phase 2. Employers such as Boeing, Safran and Wistron are in or beside the same park.
Birla Trimaya and Godrej MSR City sit in the Shettigere belt, outside the industrial area. That is a conventional residential address with township-scale surroundings. Neither is better in the abstract. If you work in the park, Parklane's address shortens your commute to minutes. If you want a purely residential setting, Shettigere will suit you more.
The supply around each one
Location also shapes how much competing stock sits beside you on resale. Shettigere carries three very large townships in one pocket: Godrej MSR City at 62 acres, Birla Trimaya at 52 and Tata Carnatica at 70. Their completions cluster between 2029 and 2030. Parklane's residential precinct is a compact 11.91 acres inside an industrial area, where residential land is structurally scarce. That cuts both ways. Parklane faces less township competition next door, but its own 858 one bedroom units compete with each other.
Questions to put to all three developers
Ask the same questions of each, in writing, so the answers are comparable.
- What is the carpet area of the specific unit, and the rate per carpet square foot?
- Is the quoted price all inclusive, and what does it exclude?
- What are the possession-stage charges, in total, for this unit?
- Is the payment plan construction-linked or date-linked?
- What is the declared completion date on the RERA filing for this phase or tower?
- What is the maintenance charge per square foot, and the corpus?
- Which lenders have approved the project?
Parklane has published answers to most of these. Its plan is date-linked, its maintenance works out at ₹5 per sq ft a month, and its completion date is 31 December 2030.
Compare the full cost, not just the rate
Headline rates are built differently, which can make like-for-like comparison misleading. Parklane's fact sheet states its starting prices as all inclusive, excluding registration. Many listings for other projects quote a base rate, with GST and extras added on top. Before comparing, put every project on the same basis. Add registration at 7.5 per cent and the possession-stage charges to each, then compare the totals. On that basis, a Parklane 2 BHK at ₹90 lakhs comes to about ₹1.01 crore to own.
