Prestige Parklane and Prestige Park Street sound almost the same. They come from the same developer and sit on the same corridor. They are still two separate projects. Property websites mix them up, search results swap one for the other, and buyers end up talking to the wrong sales team. Here is how they differ.

What actually separates them

Both carry the Prestige name, both are in Devanahalli, and both sell 1, 2 and 3 bedroom flats. Comparing unit types will not help you decide. Three differences will.

1. The type of neighbourhood

Parklane is located within the notified KIADB aerospace park. That zone houses Boeing's 43 acre campus, the Safran and HAL aero-engine venture, plus Collins and Dynamatic. Homes are rarely allowed inside a notified industrial zone, since the land is set aside for factories. Parklane's RERA record names KIADB as the approving body, which confirms how it was permitted.

Park Street is in Palya village. It is on the same corridor but outside the industrial park, so it is an ordinary residential location. For someone working in aerospace, defence or aviation, that alone may settle the choice. For anyone else it could weigh against Parklane, and that is a perfectly reasonable view.

2. Workplaces within the same plan

West of a central avenue, Parklane includes three data centres, a warehouse, a manufacturing block and a dedicated 220 KV substation. The nine residential towers sit east of that avenue, arranged around a landscaped park. No other project on the corridor is laid out this way.

Whether that appeals depends on the buyer. It places jobs a short walk away instead of a long drive. Data centres also make fairly quiet neighbours. They bring little traffic, no smoke and no shift changes. Still, the setting is industrial, however well the avenue and tree lines divide the two halves.

3. Size of the community

With 1,788 flats across nine towers, Parklane can support one large clubhouse instead of several small ones. Park Street has two towers. That makes for a smaller, calmer community, but with fewer shared facilities. Neither is better. They suit different households.

Why registration matters for this comparison

Before September 2026, comparing the two relied on brochure figures for Parklane. That is no longer necessary. Parklane received Karnataka RERA registration on 15 September 2026, under PRM/KA/RERA/1251/309/PR/150926/008941. Its filing lists 9 towers, 1,788 homes, a sanctioned FAR of 1.74, and a completion date of 31 December 2030.

The filing also breaks down the units: 858 one-bedroom, 391 two-bedroom and 539 three-bedroom flats. For Park Street, look up its own entry on the same government portal. Compare the two using registered numbers, not marketing claims.

A third name that causes confusion

Prestige Park Drive is different again. It sells plots off Bellary Road, not flats. You buy land there and build a house later, paying for construction yourself and choosing your own schedule. If a listing gives plot sizes such as 30 by 40 feet, it is describing Park Drive rather than either apartment project. Prestige also has Gardenia Estate, about 21 acres of villa plots near the Satellite Town Ring Road, and Golfshire, completed luxury villas towards Nandi Hills.

Working out which project a listing means

  • Look at the RERA number. Each registered project has its own. Search the complete number on rera.karnataka.gov.in.
  • Check the sixth part says PR. PR means a project; AG means an agent. Parklane's reads PRM/KA/RERA/1251/309/PR/150926/008941.
  • Check the map pin. Parklane is at 13.211750 N, 77.767639 E. See if the location falls inside the industrial park.
  • Look for the business estate. Mentions of data centres, a warehouse or a 220 KV substation point to Parklane, as nothing else nearby has them.
  • Check the promoter. Parklane's filing names Apex Realty Management Private Limited. A different company name means a different project.

Which one should you consider?

Consider Parklane if you work in the Aerospace Park or at the airport, or want the lowest branded starting price on the corridor at ₹65 lakhs. It also fits buyers who like the idea of a big community with plenty of shared facilities, and who are comfortable living beside a business estate.

Consider Park Street if you want a Devanahalli home away from any industrial setting, in a smaller two-tower community.

Consider neither if you travel daily to Whitefield, Sarjapur or Electronic City. No project on this corridor fixes that commute.
