Devanahalli infrastructure: what is built, and what is announced

The Devanahalli corridor is the most heavily invested stretch of Bengaluru. Almost every project page presents that investment as a single undifferentiated wall of crores. It is more useful, and more honest, to separate what you can drive on today from what is a date on a press release. Here is the corridor, sorted that way, as of September 2026.

Kempegowda International Airport

It handled 44.47 million passengers and 532,000 tonnes of cargo in FY 2025-26, with international traffic up 23.9 per cent year on year. It crossed 400 million cumulative passengers since opening in 2008. Terminal 2 is open and took capacity to about 60 million a year.

Two independent parallel runways have operated since December 2019. The south runway is 4,000 m by 45 m and CAT-IIIB capable, so it operates in fog that closes other Indian airports. A third runway was refused. The operator is instead pursuing a second airport for the region.

The Satellite Town Ring Road, Devanahalli leg

This is the one most people miss. The Doddaballapur Bypass to Hoskote section of NH-948A runs past Devanahalli. It is built, open and tolled. It formed part of an 80 km stretch inaugurated in March 2024.

The full Karnataka corridor is 144 km at about ₹17,000 crore, targeted for late 2026, within a 280.8 km ring. The Hoskote to Hosur section was targeted for June 2026, having slipped roughly sixteen months. What it does for a Devanahalli address is fast lateral access to Doddaballapur, Hoskote and the Bengaluru–Chennai Expressway, without routing through the city.

Boeing India Engineering and Technology Centre

43 acres, ₹1,600 crore, inaugurated in January 2024. It is Boeing's largest investment of its kind outside the United States.

NTT Bengaluru 4

Bengaluru's largest data centre campus, opened in December 2025 at Prestige Tech Cloud, Devanahalli. It covers 8.5 acres and three buildings, with 100 MW capacity, 67.2 MW critical IT load, its own 220 kV substation, and IGBC Platinum certification.

Under construction

Namma Metro Blue Line, Phase 2B

38.44 km, 17 stations, ₹10,584 crore. It crossed 72 per cent completion in August 2026. It is targeted at September 2027 for the Hebbal to airport section, and March 2028 for the full line, as revised in August 2026. The nearest stations to the Aerospace Park are Doddajala and Bettahalasuru. The line terminates underground at KIAL Terminals.

The deadline has moved three times: from December 2026 to June 2026, then to December 2027, and in August 2026 to March 2028 for the full line. Two stations are privately funded. Embassy is building Bettahalasuru at about ₹140 crore, and the airport operator signed for the airport section at about ₹800 crore.

Terminal 2 expansion

₹19,800 crore, adding 2.78 lakh square metres of terminal and 40 apron stands. It is targeted for completion in 2028, taking capacity beyond 85 million passengers. Total operator capital expenditure is around ₹17,000 crore to 2029. A new air traffic control tower is due in 2027.

Bengaluru Airport City

A 460 acre district inside the airport boundary, with a master plan to 2068 and over 45 million square feet targeted by 2040. Phase one is a 2 million square foot business park in four blocks, aimed at global capability centres. The Taj has expanded to 370 keys, a Ginger of 325 keys is targeted for the end of 2026, and an arena is planned with Live Nation. Prestige signed with the airport city company in June 2026 for a convention centre, hotels and offices.

Foxconn

Roughly 300 acres and about ₹20,000 crore, for an iPhone assembly plant. It hired 30,000 in eight months, against a state target of 50,000.

Announced

AxisCades aerospace hub

Announced in May 2026: ₹6,000 crore across three tranches, on 200 acres near Devanahalli. It projects 20,000 direct and 54,000 indirect jobs, including a proposed 1.8 km private runway.

Devanahalli ITIR

An Information Technology Investment Region covering about 10,500 acres across 45 villages in Devanahalli and Doddaballapur taluks, 14 km north of the airport. It carries an estimated ₹1.06 lakh crore, including a 1.33 million square foot IT park aimed at global capability centres.

Karnataka data centre policy

A target of 1,000 MW of additional capacity over five years, implying more than ₹60,000 crore of investment. A 500 MW park is earmarked for Bengaluru, with the remainder split between Mysuru and Mangaluru.

What was withdrawn

This is included for completeness, because it is frequently misreported. In July 2025 the Karnataka cabinet withdrew the compulsory acquisition of 1,777 acres for a further aerocity extension, after a long farmer agitation. A separate 495 acre acquisition had already been dropped. The existing KIADB Hi-Tech, Defence and Aerospace Park was notified and allotted years earlier, and is unaffected.

Residential projects on the register

Infrastructure is not the only thing that moves from announced to filed. Housing does too. Prestige Parklane moved from pre-launch to registered on 15 September 2026, under PRM/KA/RERA/1251/309/PR/150926/008941.

Its filing records the address as Plot No. 24 in Phase 2 of the Aerospace Park, a sanctioned plan approved by KIADB on 13 August 2026, and a declared completion date of 31 December 2030. Apply the same built-versus-announced test to housing. A registered project with a filed completion date belongs in a firmer category than a brochure.

How to use this list

Underwrite a purchase on the operating section. Treat the under-construction section as likely, and the announced section as optional upside. Corridors reprice when infrastructure commissions, not when it is announced. The repricing tends to concentrate in the twelve months around opening, rather than spreading through construction. On this corridor, that point sits somewhere between late 2027 and 2029.
