"Devanahalli" on a listing can mean many different places. The name covers a whole taluk spread across a wide area north of Bengaluru. Two projects can both truthfully say they are in Devanahalli while sitting twelve kilometres and ₹4,000 a square foot apart. When you compare options here, the specific pocket matters more than anything else, yet listings rarely explain it. This guide does.

Six pockets, from the airport outwards

The KIADB Aerospace Park

This industrial zone sits right beside the airport. Its tenants include Boeing, Safran, Collins, Dynamatic and Wipro. Homes inside the notified zone are unusual, because the state allots this land for industry. Any residential project here is uncommon by definition. For people working in the park, walking or a very short drive to work is a real option. Prestige Parklane is located here, in Phase 2.

Best for: aerospace, defence and aviation staff. Drawback: the address is industrial, however carefully it is separated.

Shettigere and BK Halli Road

This is the busiest pocket for new launches. Godrej MSR City (62 acres), Birla Trimaya (52 acres) and Tata Carnatica (70 acres) sit next to each other. All three expect to finish between 2029 and 2030. Prices run from about ₹9,280 to ₹13,250 a square foot.

Best for: buyers who want a large, registered township. Drawback: three huge projects completing close together means a lot of similar flats for sale at once.

Bagalur

Bagalur lies east of the airport road, further towards Hebbal. Embassy is paying about ₹140 crore to build the nearby Bettahalasuru metro station, a strong sign of private confidence. The city is easier to reach from here than from the airport belt itself.

Best for: families who want reasonable access to both the airport and the city.

Doddajala and Chikkajala

Both sit along NH-44, between Hebbal and the airport. Doddajala will have a Blue Line station, about two to three kilometres from the Aerospace Park gate. Chikkajala is nearer the city, busier and more established.

Best for: buyers who want the metro close by. Drawback: homes facing the highway get traffic noise.

Devanahalli town and IVC Road

This is the old town, with the fort and Tipu Sultan's birthplace, plus the International Venture City road heading west. Plotted layouts dominate, from builders such as Assetz, Century, Sumadhura and Total Environment. Land prices drop steeply here, from about ₹1,830 up to ₹6,250 a square foot.

Best for: plot buyers and patient land investors. Drawback: a plot earns no rent until you build on it, and building is your job.

Sadahalli, by the terminals

Sadahalli is closest to the terminal buildings. Embassy Verde is here. Hotel and serviced-apartment demand is strong. Aircraft noise is strong too.

Three questions that settle the choice

Where is your job? If you work in the Aerospace Park or at the airport, the industrial pocket wins easily on travel time. If you work at Manyata or Hebbal, look at Bagalur or Chikkajala. If your office is in Whitefield, none of these pockets will work, and you should search in the east.

Do you want a flat or a plot? They are two different kinds of asset, not two price levels. On a growing corridor, plots have tended to rise faster and carry no GST. A plot, however, earns nothing until a house is built.

How much similar stock sits next door? When three townships of over 50 acres finish in one pocket in the same year, resale prices across that pocket come under pressure. A smaller project in a pocket where homes are rare behaves differently. Neither is automatically the better bet; they carry different risks.

Be careful comparing rates

Some projects quote carpet area, because that is what their RERA filings use. Godrej MSR City and Embassy Verde are examples. Others, including listings for Tata and Birla projects, often quote saleable area.

The gap between those two measures is often around 1.6 times. Mix them up and your comparison can be wrong by more than half. Always ask for the price per square foot of carpet area. It is the one figure the Karnataka RERA register confirms, so it is the one you can compare across builders.

Registration makes comparison easier

Before a project registers, its areas and dates are just sales claims. After registration, they are official figures anyone can look up. Prestige Parklane was registered on 15 September 2026, number PRM/KA/RERA/1251/309/PR/150926/008941. Its filing records carpet areas, 1,788 homes in 9 towers, and a completion date of 31 December 2030. Apply the same check to every project on your list. A registered figure is more reliable than a brochure figure, and the difference between them is often very revealing.
