The three-bathroom option sits above both

The fact sheet lists three separate 3 BHK products, and the jump most families actually want is the third bathroom.

  • 3 BHK 2T: 1,445 – 1,469 sq ft, from ₹1.50 Cr.
  • 3 BHK 3T: 1,597 – 1,662 sq ft, from ₹1.69 Cr.
  • 3 BHK 3T Large: 1,757 – 1,801 sq ft, from ₹1.89 Cr.

There is also a 2 BHK Large at 1,087 – 1,103 sq ft from ₹1.15 Cr, which sits between the two main options and is often the answer for a couple who want space without a third bedroom.

The gap is wider than sixty lakhs

The base prices differ by ₹60 lakhs. The actual outlay differs by more, because the possession charges scale with area.

Registration charges sit on top of both, since the quoted price excludes them.

So the real gap is closer to ₹62.5 lakhs than ₹60 lakhs, plus about ₹39,000 a month more on the EMI and ₹2,850 a month more on maintenance.

The case for the 2 BHK

The EMI is serviceable on a single strong income. About ₹59,000 a month works on household income around ₹1.8 lakhs. ₹98,000 realistically needs ₹3 lakhs to sit comfortably within lending norms.

Two bathrooms is the line that counts. A 2 BHK with one bathroom is a compromised plan whatever the area says. This has two.

It rents well. The corridor's tenant base sits squarely on 2 BHK demand: airport and airline staff, Aerospace Park engineers, Foxconn and industrial employees.

It is not the crowded end of the mix. At 391 units it is the smallest share of the three configurations, against 858 one-bedroom homes. On resale you are competing with fewer identical neighbours than a 1 BHK owner will be.

The case for the 3 BHK

It is cheaper per square foot. About ₹10,381 against ₹10,870 on saleable. You are buying more house per rupee, which is the opposite of how buyers usually assume it works.

It beats the branded competition on entry. At ₹1.50 crore it undercuts Godrej MSR City's starting price for a smaller home, and sits well below Birla Trimaya at roughly ₹13,250 per square foot.

It absorbs life changes. A child, a parent moving in, a permanent home office.

Moving costs 7.5 per cent in Karnataka statutory charges alone. Buying the room you will need in five years is often cheaper than buying twice.

The third bathroom is available. Step up to the 3 BHK 3T at ₹1.69 crore and the morning queue disappears. With children, or parents visiting, that is the line that changes a household.

How to actually decide

Buy the 2 BHK if this is an investment, if the household is one or two people with no near-term plans to grow, if a single income services it, or if you want the widest rental pool.

Buy the 3 BHK if you will live in it for a decade, if there are or will be children, or if anyone works from home permanently.

It is also the choice if you are optimising for value per square foot rather than for the lowest ticket.

The test that settles it: can you service the ₹98,000 EMI on one income if the second stops for a year?

If yes, buy the 3 BHK, because it is better value and you will not move again. If no, buy the 2 BHK without regret.

Buying more house than the household can carry through one bad year is the single most common mistake in Indian residential.

Then choose the floor

Floor rise runs about ₹30 per square foot per floor above the fifth.

On a G+24 tower that is roughly ₹570 per square foot between the sixth and the twenty fourth, about ₹8.2 lakhs on a 1,445 square foot 3 BHK.

Middle floors, eighth to sixteenth, are usually the best balance of money and living, and they go first.
