Every price on the Prestige Parklane fact sheet carries the same footnote: starting price is all inclusive, excluding registration charges. That is genuinely more transparent than the industry norm. It is also the phrase most likely to leave someone short at possession, because all inclusive does not mean all.

The short answer

The headline price is stated as all inclusive. On the usual reading, that covers the unit together with the charges most developers add on top, and GST. What sits outside it is registration and stamp duty. A second set of charges also falls due in full when you are called to take possession.

On a 571 sq ft one bedroom that second set is about ₹2.56 lakhs including GST. On the largest 1,801 sq ft three bedroom it is about ₹8.07 lakhs. Neither figure appears as a total anywhere in the developer material. That is why people meet it late. Because "all inclusive" is a summary rather than a line-by-line list, confirm in writing exactly what it covers for your unit before you sign.

Each is a starting price for the smallest unit in that band. A higher floor, a better facing or a larger layout within the same band costs more. On the fact sheet's basis, that difference is inside the price rather than added as a separate line.

Two of those deserve a second look.

The generator charge is what buys apartment backup. The specification gives generator power to common areas as standard. It describes 100% backup to apartments as available at additional cost. This line is that cost.

The maintenance corpus is a reserve, not a fee. It is held by the association for major capital work rather than consumed by running costs, and it passes with the unit on transfer. It still has to be funded in cash.

And registration, which is outside everything

In Karnataka, on a property above ₹45 lakhs, the total is 7.5 per cent of consideration. That is made up of 5 per cent stamp duty, 0.5 per cent municipal cess and a 2 per cent registration fee. On a ₹65 lakh one bedroom that is about ₹4.88 lakhs. On a ₹1.89 crore three bedroom, about ₹14.18 lakhs. The registration fee rose from 1 to 2 per cent on 31 August 2025. A good deal of published Bengaluru content still carries the old number, which leaves buyers short at the sub registrar.

The real number to budget

Put the three together: the headline, the possession charges, and registration.

That is before you have bought a light fitting. It is not a criticism of the pricing. It is what every apartment in Karnataka costs above its headline, and this developer at least publishes the components rather than revealing them one demand letter at a time. The point is to budget the total rather than the headline. A lender typically funds the agreement value and leaves the rest to you.

One more thing the kitchen does not include

The specification states, in as many words, that no counter or dado is provided in the kitchen. The room is handed over with vitrified tile flooring and a provision for an exhaust fan. Fitting it out is yours. On a one bedroom that is a five figure sum. On a three bedroom it can run well past a lakh. It surprises people every time.

When each part of the money is due

The totals above arrive at three different moments, and that matters as much as the size.

  • Across 2026 to 2030: the headline price, on the date-linked schedule. 10 per cent on booking, 10 per cent on agreement, 24 instalments of 3.2 per cent, and 3.2 per cent on possession.
  • At registration of the agreement: stamp duty, cess and registration fee, at 7.5 per cent.
  • At intimation of possession: BESCOM, BWSSB, generator, advance CAM and corpus, all at once.

The last one is the trap. It lands in a single lump at the end of a four year purchase, alongside the kitchen fit-out and the move itself.
