Almost every listing on this corridor mentions KIADB Phase 2, and almost none explain what it is. This does. If you are evaluating any project with a KIADB address, these are the facts that matter.
What is KIADB?
KIADB stands for the Karnataka Industrial Areas Development Board. It is the state agency that acquires land, develops infrastructure on it, and allots plots to companies. It is not a developer and it does not build factories. It assembles land, lays roads, power and water, notifies the area as an industrial zone, and allots serviced plots.
That distinction matters to a homebuyer for one reason. Land inside a notified KIADB industrial area arrives with its zoning settled by the state. There is no agricultural conversion question and no revenue-layout ambiguity of the kind that troubles land assembled privately elsewhere on this corridor. Tenure is a separate question. KIADB typically allots on a lease-cum-sale basis, which a lender's legal team will review.
The Hi-Tech, Defence and Aerospace Park
The park at Devanahalli is KIADB's flagship aerospace park. It sits immediately alongside Kempegowda International Airport, and that is the entire logic of its location. Aerospace components are high value and low volume. That is exactly the freight profile that justifies air cargo. Building the cluster beside the runway removes a road journey from every shipment.
Within the park sits a notified Aerospace Special Economic Zone, with its own customs and duty treatment for export-oriented manufacturing. That SEZ status is why the tenant list reads the way it does.

The park is reported to support more than 5,000 direct jobs. These are engineering and skilled manufacturing roles, not assembly-line headcount. That matters when you assess who can afford to buy a home nearby rather than only rent one.
Boeing in Bangalore
Boeing's Devanahalli campus is the single most cited anchor on this corridor, and for good reason. At 43 acres and ₹1,600 crore, it is the company's largest engineering investment of its type outside the US. It opened in January 2024. Its presence is also a quality signal for the park. A global aerospace firm does not commit that scale of capital to an industrial area with unresolved land or infrastructure problems.
What Phase 2 means
The park was developed in phases, as KIADB areas always are. Phase 1 was allotted and built out first. Phase 2 is the later sector, notified and allotted subsequently. A Phase 2 address means a plot inside the second development sector of the same notified industrial area. It is not a separate park, and it is not a future one. This is where almost all the confusion on this corridor originates, so it is worth stating precisely.
The cancellation that was not this
In July 2025 the Karnataka cabinet withdrew the compulsory acquisition of 1,777 acres near Devanahalli, notified for a further aerocity extension, after a sustained farmer agitation. A separate 495 acre acquisition had already been dropped after three years of protest. That was an extension beyond the existing park. The Hi-Tech, Defence and Aerospace Park itself, Phase 1 and Phase 2 both, was notified and allotted years earlier and is unaffected. Two wrong conclusions circulate, and both matter.
- Wrong: Phase 2 was scrapped, so projects claiming a Phase 2 address have no site. The Phase 2 sector exists, is allotted and is occupied.
- Wrong: vast new aerospace land is about to come to market. That is precisely the part that was withdrawn.
The accurate reading favours anyone already holding land inside the notified park. KIADB has moved to voluntary consent purchase for new parcels. That makes industrial land here scarcer and slower to assemble, not more plentiful.
Phase 2 is now on a public record
Until recently, the only proof a project sat inside Phase 2 was a map pin and a developer's word. That has changed. The Prestige Parklane RERA filing, registered on 15 September 2026 under PRM/KA/RERA/1251/309/PR/150926/008941, records the project address as Plot No. 24, Hi-Tech, Defence and Aerospace Park Phase 2, Bengaluru North, 562110.
It names KIADB as the approving authority, with sanctioned plan DO3-KIADB-00128/26-27/BP approved on 13 August 2026. That is a filed document, not a brochure claim. It settles the Phase 2 question for this project on the register.
Why homes are permitted here at all
This is the question every serious buyer eventually asks. An industrial area is zoned for industry. So how does a residential precinct of 1,788 apartments sit inside one? Because large industrial areas are not zoned as a single block. A notified KIADB area carries internal land use categories, and residential use is provided for within them.
The purpose is that the workforce of a cluster this size is not forced into a 40 kilometre commute. Worker housing beside industrial employment is a planning objective, not a loophole. What it produces at Prestige Parklane is unusual. A 32.26 acre master plan holds nine residential towers on 11.91 acres. Three data centres, a warehouse block, a manufacturing block and a dedicated 220 KV substation sit on the rest, separated by a central boulevard and tree lines.
What to verify yourself
- Drop the coordinates into a map. Prestige Parklane sits at 13.211750 N, 77.767639 E. See whether the pin lands inside the industrial park boundary.
- Search the named tenants. Boeing, Safran and Dynamatic publish their own plot locations and opening dates. Five minutes settles whether the cluster is real.
- Read the RERA filing. The registered address, approving authority and sanctioned plan are on the Karnataka RERA portal. The filed record binds, not the brochure.
- Ask for the allotment position. Land inside a KIADB area is allotted, and the allotment is a document. A developer who cannot describe how it holds the land is telling you something.
