Muddenahalli Infrastructure Pipeline 2026-2030
The Muddenahalli infrastructure pipeline for 2026 to 2030 includes the STRR ring road, the Namma Metro Blue Line, and a new rail line. Big aerospace plants, new power lines, and new townships round out this growth story.
This growth is turning this North Bangalore pocket into a real hub. This rural belt sits inside Devanahalli's KIADB Phase 2 corridor. It is seeing a strong flow of both state and private cash.
In KIADB Phase 2, several new projects are coming up. One worth watching is Prestige Park Lane, a 32.26-acre mixed-use township by Prestige Group. It offers 1,788 flats in 1, 2, and 3 BHK sizes. Towers face a shared central park and water body, backed by a 50,000 sq ft clubhouse and over 50 perks.
Launch prices start from ₹65 lakh, at a base rate from about ₹10,400 per sq. ft. Possession for this RERA-registered project is set for 6 January 2031.
Regional Roads and Ring Road Growth
The STRR, awarded the moniker NH-648 or NH-948A by the government, is located at a distance of a mere 2 km from Muddenahalli. Since March 2024, an 80-km segment has been open. It connects Hoskote, Doddaballapura and some industrial towns near the city, without city traffic to speak of.
Another 144-km trip towards Hosur is likely to be completed by November 2026. The entire 280.8-km ring is expected to be ready by 2027-28. This involves a 56-km Bannerghatta segment which remains stalled.
NH-44 also got a boost to make those daily trips into Central Bengaluru a bit less painful.
Metro and Rail Links Taking Shape
Kempegowda Airport is 20 km by road. The Namma Metro Blue Line is going to connect Central Silk Board to the airport, via this belt. The under-construction Airport City Station is 16.7 km from Muddenahalli. It has its Hebbal-airport stretch for September 2027.
The entire 30-station, 58-km line is expected to be open by March 2028. A separate rail line, the Kanaka Line, adds more reach. K-RIDE has handed a ₹1,040 crore deal to Larsen & Toubro for this line. This 46.88-km stretch runs from Heelalige to Rajanukunte, and targets March 2027.
A further 20-km add-on to Oderahalli is planned under Phase 2. Daily riders also rely on BMTC's Route 298-P, which serves the local area well.
Tech Parks, Aerospace Hubs, and Power Lines
Thousands of skilled jobs in the aerospace and hardware sectors were supported by KIADB Phase 2. The KIADB Aerospace SEZ is at a distance of 11.4 km and has anchor tenants such as Boeing, Safran and HAL. Bengaluru Signature Business Park is 12.6 km out; KIADB Hardware Park is 18.2 km out.
This burgeoning demand is already being served by a 220 KV line. It supports new data centre blocks, sheds and light industrial units around.
Major Employers Expanding Nearby
| Company | Scale / Investment | Jobs |

| Boeing India Engineering Centre | 43 acres, ₹1,600 Cr | 5,500+ engineers |
Upcoming Townships and Social Infrastructure
Brigade Innovation Gardens got its nod in November 2025 for a 75-acre mixed-use plan. It plans 7,195 homes, plus offices, a mall, a hospital, a school, and a hotel. Sales have not opened yet for this project. Separately, the 400-acre Devanahalli Business Park keeps drawing IT and aerospace office space nearby.
Civic infrastructure is developing quickly across this belt. Chanakya University is located within the KIADB zone in Haraluru. Airport School is also available to families, 6.7 km away. Ramaiah Hospital, 7.2 km away, and Akash Super Speciality Hospital take care of local health requirements.

Why This Pipeline Matters for Buyers
Road, metro, and rail work all land within a similar 2027-28 window. This feeds demand from many sides at once. Growth here comes from named firms with real hiring plans, not just talk.
Current rates also haven't fully priced in metro and rail access yet. Buyers can pick between land, branded flats, and new townships across this belt.
How the Pipeline Drives Property Values
Devanahalli land rates are already at ₹10-12 crore per acre. Branded apartments are priced at ₹8,500-13,600 per sq ft, depending on the project and the spot. Healthy investments in road, rail and power infrastructure will ensure good appreciation here in the long run.
What Could Change by 2030
Most of this pipeline ought to be operational or nearly so by 2030. Metro and rail combined finally could bring an end to this belt’s reliance on road-only travel.
The totals for Wistron and Foxconn should also be close to their full hiring targets. The prices should reflect work done, not work that is still only a plan on paper.
Prestige Group New Launch Project is Prestige Parklane.
